As we enter 2019 I continue to watch the market, talk to agents and get a general feel of market conditions. More news avenues are predicting a slowing in the housing market which has seen some rapid appreciation in the past few years. I'm starting to see more buyers coming from Miami, Fort Lauderdale, and Boca. They are moving North here to the Jupiter area. They all seem to be getting tired of the traffic and congestion down South. They find Jupiter more affordable along with a much more tranquil feel. Buyers from down South are exploring options for second homes, investment properties, and primary residences. Miami is suffering from a rising water problem as high tides are flooding its streets. They are actually raising the street levels up 18 inches in many areas near the beach areas so that cars are not underwater during rain storms and King Tides.

Last weekend I visited my condo in Ocean Village on Hutchinson Island and had a terrific dinner at a new restaurant called the Bradford Steakhouse owned by a gentleman from Miami who recently opened the steakhouse. Another person moving North and looking at investment options. All I can say is it was First Class from the service and the food, and is a welcome addition to Hutchinson Island. Visit their Facebook page on the link above. In our condo community, I'm seeing more full-time residents buying and calling Ocean Village their home. No longer just snowbirds. You are buying direct oceanfront condos for the mid $ 400s with 9 ft ceilings, large patios, and garage parking. Ocean Village offers a unique oceanfront lifestyle at prices much more affordable than Jupiter or Boca Raton. Harbour Isle on Hutchinson Island is similar to the Bluffs Marina here in Jupiter but they are 2,000 sq. ft with 10 ft. ceilings and impact windows and are priced from $250,000 to $350,000. Inventory choices continue to be our biggest challenge and finding the right property at the right price can be difficult. Some sellers have the attitude with such a limited inventory I don't need to stage my home. I'm seeing properties on the market that are not staged, cluttered, and not cleaned. Buyers are working in and walking out. Some sellers need to watch a few episodes of HGTV. Not preparing a property will get you less offers and expect to see some lowball offers. Even if your property has not been updated a clean home shows ownership pride and buyers sense that when making offers. There are many small tasks that can be done to make your home show better that doesn't cost a lot of money. Spend some time preparing to sell your home. It will sell faster and for more money. Selling a home that takes months and months can wear on sellers. You constantly have to have a clean house, beds made, etc. The faster you sell the happier you will be. My favorite adage: "Your First Offer is Usually Your Best Offer!" Please remember this. My feelings are most markets will flatten out and we may see more inventory choices come to market. Once we approach the end of the season we usually see a flurry of new listings from owners who rented their properties out for the season or occupied them. They earned some money or enjoyed the season but due to circumstances have decided to sell their properties. I'm also hoping the higher prices and market slowdown will entice more sellers to cash out on their investments. Many owners realize how few properties are for sale in their community and are pricing properties above what the market will bear. Proper pricing, correct staging, and ease of showing go a long way in selling your property quickly for the most money. Last week I showed a condo in Abacoa and the exact same unit next door recently sold for $188,000. Both condos were in similar condition. The listing I showed was just put on the market for $235,000. That's $50,000 or 25% more for an identical condo. We aren't talking about a million-dollar condo. I'm not sure what the agent and the seller are thinking but this may be a stretch for an asking price. It won't take buyers long to find the sale next door and make offers based on that recent sale.

Two new homes on the Intracoastal in Tequesta just had major price reductions from $2.3 to $2 million. They are brand-new waterfront homes so this may be an indication that prices are overinflated and the general market is weakening. Yesterday I saw a $100,000 price drop on a Juno Beach home from $1,4 to $1.3. A similar home next door just sold for $1,150,000. Another case of a zealous agent. Buyer demand for the nicest properties in good locations will continue to hold Jupiter prices up.

We shall continue to see an influx from the South and from the Northeast. The Tri-state area is trying to escape the new tax cap that went into effect. Gone are those huge property tax deductions we were used to. Recently I read New Jersey was just ranked as the #1 state for people exiting.
